Land for Sale in the Caribe Sur of Costa Rica
Important Information:
Each piece of land is within 200 meters of the Caribbean Sea. All land within 200 meters of the beach is eligable for "Permiso de Uso del Suelo" and is not given title. Land outside of the 200 meters can be titled and can be owned by non citizens. Land within the 200 meters needs to be owned at leaste 51% by a Costa Rican National - however there are legal work arounds for this.
Most of our lots are held by an S.A. - Sociedad Anonymo - basically the equivilent of an LLC. The SA is the easiest way to transfer a property for one owner to a new one, it is basically instantaneous instead of transfering land from one name to a new name, since the land is held by an SA it is just the owner of the SA that changes and that takes a number of days. An SA comes with a yearly fee (under $200) to keep current, and land has taxes. These nominal fees ranging from a couple hundred up to several hundred a year, and are different for each lot and if specifically interested we can go through.
We are selling this land directly and will not be using a real estate agent, however an attorney is necessary for this transaction and that cost is about 2% of purchase price and will be paid by buyer at time of sale.
